Finding the right contractor for your commercial construction project can be the difference between success and costly failure.

Whether you're renovating an office building or are interested in constructing a brand new structure, the right contractor can make a huge difference. Each contractor has their own way of approaching a project, so the process of selecting the best fit for your needs can get complicated. To streamline the process and make it less daunting, consider the following tips.

Make a List
Creating a checklist that outlines your priorities and expectations can be helpful. Physically listing out your priorities for the job not only helps get your head in order, but also makes it easier to convey your project ideas to a contractor. When you have a few perspective options, a list of your expectations can help you evaluate each option consistently and fairly.

Ask for Referrals
Referrals from friends or colleagues can help immensely with your contractor search. Someone isn't going to suggest a company unless they have confidence in that business and their services. Do Your Research

Set Up a Meeting
When you first meet with a contractor, be sure to try and answer four main questions - Is this contracting company the right size for my project? Does this contractor align with my industry? Will they be a good partner to work with? Will they work well with your team of architects and engineers? While meeting, make sure the contractor demonstrates good listening and communication skills, and they have extensive knowledge of their craft, as this will be a huge value to your team.

Check Their References
If you like the contractor after your first meeting, ask them for references or recommendations and be sure to follow up on them. When speaking to the references, ask about budgets, schedules, communication, and problem resolutions.

Schedule a Second Meeting
Once you have narrowed down your options to two or three contractors, set up a second meeting to discuss more practical and specific information about your project. Ask them to walk you through their general project "life-cycle." Pay attention to their knowledge base, details, and ability to articulate the process so that everyone is in agreement. 

Request a Formal Bid
Formal proposals are the last step of choosing a contractor for your commercial construction project. Be sure to remain responsive, in the event the contractors have questions about your project. Once you get all the bids back, compare them against your discussions from the meetings. Make sure the ideas align and the contractor actually listened to your desires. It may be helpful to have the contractor talk through the bid with you to explain their interpretations. When you feel comfortable, hire the contractor for your job!
